Old houses are hard on draw schedules.
You open a wall in a Camden house and find something no one priced. The contractor needs the next draw to keep moving. The lender needs an inspection before they release it. And your holding clock keeps running the whole time.
That’s why choosing among hard money lenders in Camden SC isn’t just about who says yes. It’s about who funds the way an older-house renovation actually unfolds.
A disclaimer before anything else: I’m not a lender, and I don’t recommend specific lenders. I’m a real estate investor who borrows. I’ve done renovation work in Lugoff, right across the Wateree River area, and the lessons here come from the borrower’s side of the table.
How to fund a real estate deal in Camden SC
Hard money
Short-term money from a business that lends to investors, based mostly on the property and your plan. It’s built for houses that need work — which describes a lot of Camden’s older stock. It usually costs more than conventional money and runs on a short term. Learn the mechanics on my hard money loan explainer.
Private money lenders in Camden SC
Individuals who lend because they know you and your track record. Terms are negotiated one deal at a time. The protection for both of you is in the documents: a note, a recorded mortgage, insurance and title work, prepared by an attorney.
Community banks and credit unions
Some Midlands community lenders work with investors once they’ve seen a few deals. More paperwork, a closer look at you personally, often a longer relationship.
DSCR loans for the hold
If you plan to keep the house as a rental, a DSCR loan focuses on whether rent covers the payment. Investors commonly use one to refinance after a rehab. Read DSCR basics before you count on one.
A partner
A partner who funds while you find and manage the deal. Write down who decides what, who pays for overruns and how you each get out. Start with my guide to real estate joint ventures.
Fix and flip loans in Camden SC: the old-house problem
Most of the trouble on funded rehabs in an older town comes down to three things.
Scope accuracy. Lenders fund against your scope of work. If your scope misses the structure or the systems, your loan will be too small for the job. Price it the way I describe in estimating repairs, and include a contingency.
Draw speed. On an old house, the work happens in a messy order: structure, then rough systems, then everything else. Ask each lender how long a draw takes from request to funds, and who does the inspection.
Term length. Older houses take longer. If the loan term is tight and the renovation runs long, extensions can get costly. Know the extension terms before you sign.
How to find and vet a hard money lender for Camden
Start with people who see real closings: other local investors, South Carolina closing attorneys, and investor communities like REI Skool where people share who actually funded and who disappeared at the last minute.
Then ask every lender the same questions and compare the answers side by side:
- Have you funded older homes in Kershaw County or nearby, and what did you require?
- What are all the fees — origination, draw, inspection, extension, payoff?
- How does the draw process work, step by step, and how long does each draw take?
- What happens if the project runs past the term?
- Is there a prepayment penalty?
- Will you fund a portion of the rehab, or only the purchase?
- Can I speak with recent borrowers?
Have your own attorney read every page before you sign. Walk away from anyone who demands big fees before they underwrite.
Raising money from more than one person
Before you collect money from several friends or family members for a Camden deal, talk to a South Carolina attorney. Raising from many people or pooling funds can implicate securities law.
